AGM 
The AGM took place on 8th February.  Thanks to all who attended.  The issue of Parking and arrears in Management Fees were discussed. A copy of the Minutes of this meeting will be circulated to the Members.

PARKING: 
There is still some inconsiderate parking taking place, particularly in the turning circle at
Priory Court.
Parking is NOT permitted in turning circles, on double yellow lines, grass verges, footpaths, cycle ways or anywhere where it causes a danger to other motorists or pedestrians.  Clamping is being investigated for use in areas where illegal parking is taking place.  The Committee is furthering their plans for allocated parking for apartment residents, which has now been approved by the Board of Directors.  House residents and visitors are also asked to be considerate in their parking.

MANAGEMENT FEES: 
There is a large shortfall in the income from Management Fees.  Anyone who is in arrears will have interest added to their fee and in several cases Judgements are in place, with more being sought.  It is important that Management Fees are paid, to enable the development be kept to its standards.  If you are having difficulty paying your Management Fee, please contact Patsy Riordan from Wyse on 01 289 0900 urgently. 

ROOFS & GUTTERS: 
During the Snow and Storms, some roof tiles became dislodged.  We would recommend you check your roof to assess for any damage.      

DOGS: 
As reported in every newsletter, there is still the problem with people not cleaning up after their dogs.  We ask you to please pick up after your dog – bins are provided around the estate for disposal of dog dirt.  Another issue that has been raised is that some dogs are being left outside and are barking constantly.  Please consider your neighbours.  Dogs must be on leads and under control at all times.  Complaints regarding roaming/barking dogs should be reported to the Dog Warden on 0404 44873. 

NOISE: 
Another issue raised on a regular basis is anti-social noise late at night, particularly in apartments.  Please keep the noise to an acceptable level at all times. Noise Disturbances may be reported immediately to the Wyse Emergency Service on 01-4336 500.  The Emergency team will contact the owners (if their up to date contact details are on file).  All formal reports of noise disturbance must be made in writing, stating the date, time, address and type of disturbance.  Wyse will send a letter to the owner (and tenant if the property is rented).

SPEED: 
Even though extra ramps were placed on the main spine road, there is still speeding throughout the estate. PLEASE SLOW DOWN.  There are lots of children about.  We are lucky so far that no-one has been knocked down.  The Crèche has also requested that residents slow down when entering and leaving the Commercial Centre.  The Commercial Centre is a ONE WAY SYSTEM – follow the arrows.

DRAIN BLOCKAGES: 
There have been some instances of blockages and the findings have been that baby wipes, make-up wipes and similar items have been disposed of down toilets.  Please do not flush these.  Put them in a bin.

SERVICE PROVIDERS: 
The Committee is in the process of selecting service providers for the coming year.  These are mainly:- Grounds Maintenance, Common Area Cleaning, Electricity, Insurance, Waste Disposal.  If your company is involved in any of these, or any other service that would be of benefit to the ongoing maintenance of the development, please contact Patsy Riordan of Wyse Property Management, who will forward documentation relating to your particular area.
